A Private Label magazine is a full-size, professionally produced magazine published under your brand and mailed to the homes in your farm, or sent to your office for you to distribute however you like. Here is exactly what you get.

Saddle stitched or perfect bound?
This is a style decision, not a page-count limitation. We produce both at every page count in our range.

Saddle stitched
folds and staples through the spine, leaving a creased fold. It costs significantly less and lies flat when opened.
Perfect bound
glues the pages into a flat, printable spine, the way a newsstand magazine is built. It costs more and reads as more substantial on a coffee table.
Most agents choose perfect binding above 48 pages, where the flat spine starts to feel warranted. Below that, saddle stitch is the more common choice. Either works at any count.
What you customize
The front cover. Entirely yours: imagery, masthead, your name and brand. You can bring us exactly what you want, or we’ll help you name and design the magazine.
The custom pages. These sit just inside the front cover. Most agents run:
- A welcome note from you (page one of your section)
- A highlight reel of current listings
You are not limited to that. Agents have run recipes, articles they have written, community pieces, and anything else they wanted in front of their farm.
The back cover is ours, and it carries a premium ad placement, designed to the same standard as the rest of the book.
What we produce
The editorial content, 32 to 48 pages of it, is written, photographed, and edited by our team, and it is localized to Southern California. It is not generic filler licensed from a content library. The features, the places, and the references are drawn from the market your farm sits in.
That is the part agents are most surprised by, and it is the part hardest to judge from a description.


Delivery

We mail on your behalf. Each magazine is inserted into an individual clear poly bag before it goes out. That is a meaningfully better arrival experience than a magazine that shows up creased in a mailbox.
Agents who prefer to hand-deliver or distribute themselves can take delivery by UPS instead.
Turnaround: depending on order size, magazines can be in homes as soon as a week after your order is placed.
Postage is quoted separately, because it depends on your mailing list or the carrier routes you select. We estimate it for you at the time of purchase.
Territory and exclusivity
Territory is defined by actual homes, not by ZIP code or a drawn circle. Two agents never mail to the same household.
If you take personal delivery instead of having us mail, we’ll work with you to define a territory consistent with the number of magazines you’re running.
So long as you keep your magazine going, we won't let another agent distribute in your territory. That’s the whole policy.
Coverage
We serve Southern California. Our editorial content is built for this market, which is the main reason we don’t take agents outside it as a matter of course. We consider exceptions case by case.
Common questions
- Should I choose saddle stitch or perfect binding?
- Both are available at any page count in the 36 to 60 page range. Saddle stitch costs significantly less and leaves a creased spine. Perfect binding costs more and produces a flat, printable spine. Most agents choose perfect binding above 48 pages.
- How often is the magazine published?
- Three issues per year. The editorial content is new every issue, and your custom pages are refreshed each time.
