How it works

From the first call to magazines in mailboxes

Five steps, three issues a year. Here is the whole process.

  1. A call to scope it

    We start with a conversation. We'll work out which area you want to hold, how many homes that is, your page count and binding, and what your custom pages will include.

    Then we quote it. Once we have your specifications and your mailing information, we'll come back to you with a final price. Mailing in particular has to be quoted after the fact, because we need to know where the magazines are going and which carrier routes serve it before we can put a real number on it.

  2. We plan around the next issue

    Magazines publish three issues a year. Once you're set up, we work backward from the next issue's production date and tell you when we need your material.

  3. You send us your content, or we build it with you

    For each issue we need:

    • Your welcome note: the letter from you that opens your section
    • Your headshot and brand assets
    • Your listings: send us designed listing pages to drop in, or just send us the listing information and we'll build the pages with you
    • Anything else you want to run: an article, a community piece, a recipe. Agents use this space in all kinds of ways.

    If you'd rather not write the welcome note yourself, we'll write it. Plenty of agents hand us a headshot and a list of addresses and let us take it from there.

  4. You approve a proof

    You see the whole magazine before anything prints. If you want to hold the real thing first, we can produce a hard copy proof for a small fee.

    Nothing goes to press without your sign-off.

  5. We print, bag, and mail

    Your magazines are printed, individually poly-bagged, and mailed to your territory.

    The mailing list: bring your own, or tell us what you want to reach and we'll build it. If you want 300 homes in a particular neighborhood, we'll find the most efficient way to cover that using the carrier routes in the area.

    Or take delivery yourself. Some agents prefer to hand-deliver, or have their own distribution channel. We'll ship to your office by UPS instead.

    Timing: depending on order size, magazines can be in homes as soon as a week after your order is placed.

    Payment: you won't pay for your magazines until they're ready to run.

Then it repeats

Three issues a year, we come back for your next set of custom pages. The editorial content is new every issue. Your territory stays yours.

A note on how we work

Our clients range from agents doing hundreds of millions in annual volume to agents farming a single neighborhood. The process above is the standard path, but we accommodate. Different page counts, different content mixes, different distribution. If you have a specific idea for your magazine, tell us on the call and we’ll tell you honestly whether we can do it.
